Rent-to-Buy is a 3-year rental period with monthly rental fixed upfront. At the end of the 3 years, you may exercise the option to buy the house (at a price fixed upfront in year 1) and subject to a final credit check.

If you are falling short of affordability and the monthly payments are just too high, then Rent-to-Buy might suit you the best. The initial rental is approximately 10% lower than the home loan option.

The Rent-to-Buy offering runs for a period of 25 years. It is a three year lease and then a fixed interest rate home loan for 22 years.

One is not better than the other, but sometimes one product suits a person better than another. 

For both the Rent-to-Buy and the Chartwell Home Loan, we require a full credit check.

Clients who do not yet have an established track record of stable employment can apply. Rent-to-Buy helps establish a credit record.

The Rent-to-Buy offering helps you test out home ownership, the location of the development as well as the development itself.

During the lease period of the Rent-to-Buy offering, we require a 3 months early termination notice. No lease renewals are allowed.

You would need to following documents when applying for a Rent-to-Buy: 

  • Your original ID document
  • If you are married, we also need the original ID document of your spouse
  • A copy of the marriage certificate (if applicable)
  • Your pay slips for the last 3 months, as well as for your spouse (if applicable)
  • if you are paid weekly, you must bring your last 4 months of payslips and bank statements. If you work overtime or earn a commission, you must bring your last 6 months of payslips and bank statements
  • You would need Proof of Residence (such as a Telkom account, water account or electricity account) that clearly shows your name and the address of your residence
